The Cottages at Mile Branch is a new development in Covington, LA, comprising 25 brand new single family homes on individual single family lots within an existing landscaped and well maintained neighborhood. The houses are part of a Lease-to-Own program with a 15-year rental period designed as workforce housing with a preference for veterans. After 15 years these rentals will convert to for-sale properties with the intent that the existing renting residents will be able to purchase their own home.
These 25 single family homes are located at 1120 Polders Lane in Covington, Louisiana. RNDC is the GP owner and property manager of The Cottages and the neighboring 94-unit apartment community, The Groves at Mile Branch, which was completed in 2011. Habitat for Humanity developed an additional 10 neighboring single family homes. Both are under an existing Home Owners Association, of which The Cottages is also be a member.
The homes are income and rent restricted to be affordable to households earning up to 60 percent of the area median income (AMI), with 13 of the 25 homes set aside for veterans and their families.
These eco-friendly houses are designed and built to Enterprise Green Communities 2011 standards. Each are equipped with Energy Star labeled fixtures and appliances including a dishwasher, garbage disposal, oven, refrigerator, and microwave, whole house building insulation, and efficient HVAC system. Each house also includes an efficient, full-size washer/dryer located in a laundry room as well as a front porch, backyard and off street parking space.
In addition to living in an energy-efficient home in a beautiful neighborhood, residents belong to a neighborhood association and have access to a community park, recreation facilities, computer lab and even top-ranked public education in nearby schools.
