The Terraces on Tulane
Address: 3615 Tulane Ave,
New Orleans, LA
Units: 200 affordable units
for seniors
Year Completed: 2010
In February 2010, RNDC completed the Terraces on Tulane, a 200-unit property for low-income seniors. Developed by RNDC on behalf of Volunteers of America, National Services, this $35 million development is a replacement of Forest Towers, a similar sized property in New Orleans East that was decimated by Hurricane Katrina. Through extensive outreach to former residents of Forest Towers, nearly 25% of these residents have returned to New Orleans to live at the Terraces on Tulane.
All of the 200 units are Low-Income Housing Tax Credits (LIHTC) units, income limited at 60% of area median income (AMI). All units are covered by a project-based Section 8 contract.
